JACKSON, Wyo. — A historic ranch property bordering Grand Teton National Park has gone up for sale, asking a cool $58 million.

Grand View River Ranch stands as one of the few federal in-holdings in the area. Originally homesteaded in 1910 by William Smith, the property changed hands until 1944 when cowboy Claude Wham won the property from then-owner John Barnes in a game of poker.

Wham brought historic cabins from surrounding ranches onto the property, many of which still stand today. These include the former home of the Kelly postmaster (pre slide) and the Old Closk Smith’s Cabin, also from Kelly.

The 118-acre property includes 2,500 feet of the Gros Ventre River with ownership of both banks, Teton views, hiking trails, pastures and a riding arena.

Grand View has operated as a dude ranch since 1986. More than 20 buildings stand on the ranch, including barns, cabins, lodges and bunkhousing totaling 19 guest bedrooms and 17 owner/staff bedrooms.

The property’s website notes that a buyer might wish to volunteer parts of the land as conservation easements, also suggesting that it’s ready to continue operating as a luxury dude ranch.

The $58 million price tag is being touted as the largest currently on Wyoming’s market. This figure was surpassed by the 2021 sale of “Camp Teton” for $65 million, former home of Toms Shoes founder Blake Mycoskie.
