JACKSON, Wyo. — For those wondering why there’s a pile of rubble where the Ranch Inn used to be, a mixed-use condominium and retail building is going up in its place.
Construction is underway at the 1.2-acre parcel on Pearl Avenue that includes the addresses of 50 S Cache St and 45 and 75 E Pearl Ave. Three buildings on the block have been demolished, including the Ranch Inn Hotel, the Ranch shops retail building at the corner of Cache and Pearl and the Under the Willow art gallery, which was adjacent to the alley on the block along Cache.
In their place, property owners are constructing a three story, 68,000 square-foot building that will house 18 condo units and over 10,000 square feet of retail space, along with a 58-spot covered parking garage. A 6,500 square foot basement will house a gym and storage units for condo residents. The units will be allowed to be used for short- and long-term rentals.
The new building will span most of the block of Pearl Ave between Cache and King Streets, bordered by the historic Coe Cabin to its east. The structure will stretch approximately 350 feet wide.
Property owner Crystal Creek Capital, operating under the business name CCC’s Ranch Inn LLC, was required to seek approval from the Town Council for the redevelopment plan under Jackson’s land development regulations, which require council approval for new structures over 19,500 square feet. The council approved an initial sketch plan for the new building in January 2022 with seven conditions attached. The main concern with the design was that the architecture needed to be broken up to look like multiple buildings, according to Tyler Valentine, Senior Planner for the Town of Jackson.
Crystal Creek Capital addressed town concerns and the council gave the green light to the final project plan in July 2022.
Construction of the new condo building began earlier this summer and is expected to be completed in about two years, according to Crystal Creek Capital President Jim Walter.
