JACKSON, Wyo. – A significant piece of Jackson real estate hit the market with the listing of a historic lodging facility and RV Park.

The Virginian Lodge and attached RV Park is for sale after 56 years in the hands of the current owners, the Napierskie family. The iconic lodge opened in 1965 and quickly became the go-to place to stay for families looking for an affordable room in Jackson.

Greg Prugh, of Prugh Real Estate secured the listing. He said in addition to the best breakfast in Jackson Hole, the property also boasts 170 guest rooms, 103 RV sites, an outdoor heated pool and hot tub, the famous Virginian Saloon, and a 5,000-square-foot convention center.

Dripping with a bygone local charm, The Virginian has served as a special community meeting place for the annual Rod Run Classic Car Show, Christmas Tree Festival, the World Championship Hill Climb, and Jackson Hole Makers Market.

Affordable or workforce housing has been talked about on the site but new owners will have myriad options to choose from. Zoning for the lodge and motel rooms is a flexible CR-3—a vibrant mix of commercial and residential that would allow a developer three stories in height. The Broadway frontage parcel covers 7.8 acres.

The end for the RV Park has likely been written. The 5.15-acre parcel received an NH-1 designation during town rezoning recently. NH-1 would allow for the densest residential build out in the town’s land use toolbox. Some buildings could be as high as four stories on this parcel.

According to Prugh, the two parcels are being sold as one property. Asking price is $60,000,000.
